Roof Leak Repair in Artesia That Shows You the Cause

A drip in the ceiling usually starts somewhere else on the roof. We trace the water back to where it gets in, take photos so you can see it for yourself, and repair the cause so the stain stops coming back.

Locate the Leak First, Then Repair It

The hole is seldom right above the stain. Rain hits the roof, gets under a shingle or tile, travels along the underlayment or a rafter, and drops wherever it reaches a low spot. So we begin up top and in the attic rather than at the ceiling mark, and trace the water's route to where it really gets in.

The usual causes are few: cracked or loose flashing at chimneys and walls, worn rubber boots on plumbing vents, broken or slipped tiles, aging underlayment under tile, and standing water on low-slope roofs over patios and additions. In Artesia, roofs often stay dry for months before a winter storm hits all at once, so a weak spot can stay hidden until the first hard rain.

We take photos of the entry point, the damage near it and every step of the fix, so you see both the problem and the repair. If the leak shows the roof is close to the end of its life, we tell you, show you the reason and discuss roof replacement as one choice among others.

What a Leak Repair Includes

  1. 01

    Finding where it starts

We inspect the roofing, the flashing and the underside of the deck from the attic. Stains on rafters and sheathing generally lead uphill to the actual opening.

  2. 02

    Flashing and pipe boots

Flashing at walls, chimneys and skylights that is bent, rusted or pulled loose gets resealed or replaced. Split vent boots are swapped for new ones instead of being covered in caulk.

  3. 03

    Tile and shingle repairs

Slipped or broken tiles are set back or replaced, and damaged shingles are changed out and sealed. We match the color and shape as closely as the material permits.

  4. 04

    Decking and underlayment

When water has been trapped under the roofing, we open the spot, replace stained or soft decking and put down new underlayment before sealing it back up.

  5. 05

    Flatter roof sections

Additions and patio covers are often built with a low pitch that lets water sit. We patch or redo those seams so rain runs off rather than collecting.

  6. 06

    Photos and a written price

Before any work begins, you receive pictures of what we found and a written estimate that breaks out every part of the repair.

Signs Your Roof Is Letting Water In

  • Ceiling stains or bubbling paint

Brown rings, peeling paint or a soft spot in drywall mean water has been reaching the ceiling, sometimes for longer than you'd think.

  • Musty smell in the attic

Damp insulation and a stale odor often show up before any stain does. Dark spots on the underside of the roof deck are another clue.

  • Drips that start or stop late

If water appears hours after the rain begins, or keeps dripping after it ends, it's traveling a long way under the roof first.

  • Cracked or shifted tiles

Tiles that look out of line from the ground, or pieces lying in the yard, leave the underlayment exposed to sun and rain.

  • Stains on fascia or walls

Streaks below the roof edge or on an inside wall near a chimney often point to failed flashing.

What to Expect From a Leak Repair

  1. 1

    You call us

Let us know where the water shows up and when. We book a free inspection, and we can talk in English or Spanish.

  2. 2

    Checking the roof and attic

We start with the roof surface, then look at the attic from underneath, following water marks on the wood back to the opening. Photos are taken along the way. Then we sit with you, go over the pictures and explain simply how the water is getting inside.

  3. 3

    Your written estimate

The estimate is free and in writing, with every repair item on its own line. When a smaller and a larger fix are both possible, you see each one and choose with no pressure.

  4. 4

    Repair and cleanup

We cover plants and walkways under the work area, fix the problem and photograph every step, including the layers below the tile or shingles. When we can, we water test the repair, then pick up nails and debris before leaving.

What Drives the Price of Fixing a Leak

Leak repair prices swing more than most roofing jobs, since a ceiling stain tells you little about what lies above it. We set the price once we've found the entry point and any hidden damage, and we show you pictures of both so every estimate line is clear.

Location of the leak
A split vent boot close to the edge is easy to get to. Valley or wall flashing up high on a steep slope takes more setup and more care.
Type of roofing
Tile must be lifted and reset by hand, and tracking down matching pieces can take a while. Shingle and low-slope roofs each follow their own steps.
Damage you can't see yet
Soft decking or deteriorated underlayment means that section must be replaced, and that only becomes clear once the area is opened.
Number of openings
Some roofs leak from a single spot. Older ones may have two or three that all have to be fixed to end the drip for good.

Common Questions About Roof Leaks

Do I need a whole new roof, or can you just stop the leak?

Most of the time a single repair does it. Leaks tend to trace back to one vent, one piece of flashing or one damaged patch that can be fixed by itself. When the whole roof is worn out, we show you the evidence and explain why a patch might not last, and you make the call.

Does insurance cover a leaking roof?

That comes down to your policy and what caused the leak. Damage from a sudden storm is often covered, while gradual wear typically is not. We work directly with your insurance claim and supply photos and a written scope, but the coverage decision belongs to your adjuster.

What can I do before you arrive?

Shift furniture and electronics out of the way and put a bucket or towels under the drip. Don't climb onto the roof, and never when it's wet. If a ceiling is bulging with water, keep everyone out of that room.

How can I tell the fix is holding?

We photograph the problem and each step of the repair, so you can see the new flashing, boot or underlayment for yourself. When possible, we run water over the area before leaving. If anything shows up after the next rain, call us and we'll come check it.

Can you fix a leak on a tile roof?

Yes. The tile is rarely the part that leaks; usually the underlayment below has worn out, or tiles have cracked or slid. We lift the tile, fix the layer underneath and set the tile back. See our tile roofing page for more.

Can I pay for a bigger repair over time?

Yes, through Service Finance Company, subject to credit approval. We're glad to go over it while we review your estimate with you.
