Roof Inspections in Artesia
We walk your roof, check the attic where we can, and photograph every problem we find. You see the same cracked tile or lifted flashing we see, with a plain explanation of what it means for your home and what can safely wait.
Know Your Roof's Condition Before You Spend a Dollar
Roof problems usually begin small and hidden: a tile that slid, a pipe boot that dried out, a low-slope seam starting to separate. An inspection finds them while they're still inexpensive to fix, and it gives you an honest answer when your roof has more life left than you expected.
We don't charge for inspections. We photograph every issue as we work, then sit with you and review the pictures one at a time. When something needs fixing, you get a free written estimate. When nothing does, we say so.
Homeowners call us before buying or selling, after a gusty winter storm, when a ceiling stain appears, or simply because they no longer know the roof's age and want an honest read on its condition.
What We Check on Every Inspection
Roof covering
We look at shingles for granule loss, curling and missing tabs, and at tile for cracks, slips and broken corners. On flat and low-slope areas we check for ponding, blisters and open seams.
Flashing and penetrations
Chimneys, skylights, vent pipes and the lines where roof meets wall let in more water than any other spot. We inspect the metal around each one, the caulk holding it in place and the rubber boots on the pipes.
Underlayment where we can see it
On tile roofs the tile is mostly a sun shield, and the underlayment beneath it keeps the water out. Where a broken or lifted tile gives us a view, we record the condition underneath.
Attic and decking
With access, we go into the attic to look for water stains, daylight through the decking, soft spots and ventilation problems that cook a roof from below.
Gutters and drainage
We note clogged gutters, loose hangers and downspouts that dump water against the house, since poor drainage shortens a roof's life fast.
A photo report you keep
Every finding gets a picture and a short note. You can share the report with family, a buyer, a lender or your insurance company.

When to Get Your Roof Checked
- A mark on the ceiling
- Even a light brown ring tells you water found a way in. Where it enters is often several feet from the mark, so we trace its route on the roof and in the attic.
- Grit piling up at downspouts
- The sandy surface on asphalt shingles protects them from sun and wears away over time. Small heaps of it where downspouts drain mean the shingles are thinning.
- Broken or slipped tiles
- Wind, satellite installers and other trades walking the roof can crack tile. One broken piece is enough to let water reach underlayment that may be decades old.
- A roof 15 or more years old
- When you're unsure how old your roof is or what's been done to it, a baseline inspection is the easiest first step, and it gives you a record to check against later.
- A home sale or purchase
- An inspection gives you actual evidence to negotiate with rather than guesswork, and it helps prevent surprises during escrow.
How Your Inspection Goes
- 1
A quick phone call
You tell us about the house and any concerns, and we set a time that works for you. We are happy to help in English or Spanish.
- 2
Outside and on the roof
We look at the roof from the ground first, then go up and work section by section. We walk carefully on tile and step only where it can take our weight.
- 3
Inside the attic
If there is attic access, we check the underside of the decking and the insulation for moisture or old leak marks.
- 4
Going through the photos together
Before we leave, or soon after, we show you every picture and explain what each one means. We sort findings into what needs attention now and what to watch.
- 5
A written estimate if you want one
If repairs make sense, we write up a free estimate with each item listed. There is no pressure to book anything that day.
What Affects the Price of Any Repairs We Find
You pay nothing for the inspection. If it turns up work that needs doing, a few things decide that price, and your written estimate explains each of them so you aren't caught off guard.
- Roof material
- Tile, shingle and flat roofs each call for their own materials and methods. Lifting and resetting tile to get to the underlayment takes longer than replacing a few shingles.
- Extent of the damage
- Loose flashing is a quick fix. Months of water soaking the decking means the wood has to be replaced first.
- Height and how easy it is to reach
- Steep slopes, second stories and narrow side yards take more safety setup and more time.
- Fix it or replace it
- On a roof nearing the end of its life, repeated patches can end up costing more than a new roof. We lay out both options side by side. Financing is available through Service Finance Company, subject to credit approval.
Common Questions About Roof Inspections
- Does the inspection actually cost nothing?
- Yes. Coming out, inspecting the roof, taking photos and going over them with you is free. You pay only if you hire us for work, and only after you've reviewed a written estimate.
- How much time does an inspection need?
- Around an hour for most homes. Tile, a large roof or a cramped attic opening can stretch that. We'd take the extra minutes before we'd risk missing anything.
- Do I have to be there?
- It's helpful, mainly so we can get into the attic and review the photos with you. If you can't make it, we can inspect the exterior and go over what we found by phone.
- What if I suspect storm or hail damage?
- We can help. We photograph the damage clearly and work directly with your insurance claim if you file one. Coverage is the adjuster's decision, but our pictures give them a clear record. See our storm damage repair and hail damage repair pages for more.
- Are you just going to say I need a new roof?
- No. Many roofs need only a repair, and that's what we tell you. The photos let you see for yourself, and when replacement is the right move, they show you why.
- Will you inspect a home outside Artesia?
- Yes. We often inspect roofs in Cerritos, Norwalk, Bellflower, Lakewood and neighboring towns. You'll find more on our service areas page.
