Flat Roofing in Artesia

Flat and low-slope roofs fail quietly, at a seam, a drain or a soft spot you can't see from the yard. We find the problem, photograph it, and walk you through a repair or a new membrane so you know exactly what your home needs.

What flat roofing work covers

A flat roof has a small amount of pitch that carries water to drains or scuppers, and everything about it relies on that water getting off. Once a seam splits, a drain backs up or years of sun thin the surface, water lingers and works its way inside. When the roof still has life in it, we repair those areas. When it doesn't, we put on a new membrane.

Lots of Artesia homes have a low-slope piece somewhere: a family room addition, an attached garage, a patio cover or a porch roof joined to the main roof. We handle every one of them. When the rest of the roof is tile or shingle, we check where the two connect, since that joint is where many leaks begin.

You'll see close-up what we found before making any decision. That way you choose between a patch and a new roof with the same facts we have.

What's included in the work

A full surface and seam check
We walk the roof and look at every seam, lap and patch. Blisters, cracks, loose edges and open laps are noted and shown to you so nothing is left to guesswork.
Drains, scuppers and ponding
We clear debris from drains and scuppers and note where water collects after rain. Standing water that lingers more than a couple of days is a sign the slope or drainage needs attention, not just the surface.
Decking and soft spots
Spongy areas usually mean wet wood underneath. On a repair or replacement, we open those spots, show you the condition of the decking, and replace damaged boards before new material goes down.
Membrane repair or replacement
For sound roofs, we seal seams and patch damaged areas with material that bonds to what's already there. For worn-out roofs, we remove the old layers and install a new low-slope membrane suited to your home.
Flashing at walls and transitions
Where a flat section meets a wall, a parapet or a sloped roof, we rebuild or reseal the flashing. These edges move with heat and are among the first places to let water in.

Signs your flat roof needs a look

  • Water that won't drain

Puddles still sitting there days after rain keep pressure on the seams. Over time the surface wears out right where the water rests.

  • Blisters and bubbles

Raised bumps in the surface mean air or moisture is caught between layers. Foot traffic or hot summer sun can make them burst.

  • Cracks and alligatoring

A surface that resembles cracked, dry mud has gone stiff. It may keep water out for now, but it won't last many more seasons.

  • Stains on the ceiling below

A brown ring on a garage or family room ceiling often comes from a flat section, even when the actual leak sits a few feet from the mark.

  • Seams pulling apart

Lifting edges or laps loose enough to slide a finger under let wind drive rain sideways into the roof. Found early, the repair usually stays small.

How a flat roof job runs

  1. 1

    Free inspection, documented

Camera in hand, we go over the surface, seams, drains and flashing and record every problem spot. Back on the ground, we sit with you, point out each issue and explain what it means for your home.

  2. 2

A written estimate you can read

Your free written estimate spells out the work item by item, including any decking we expect to replace. If insurance might be part of it, we work directly with your claim and explain each step as it comes.

  3. 3

    The work day

Before removal starts, we cover walkways, plants and whatever sits below the work area. When the decking is exposed, we record what it looks like and tell you what we see, fix it, then put down the new material and flashing.

  4. 4

    Cleanup and final photos

We haul off debris, sweep up nails and make sure the drains run clear. You get before, during and after photos, so you can see the finished roof without going up a ladder.

What affects the cost of flat roofing

We price each flat roof from what we find on it, so the inspection always comes before the quote. Sealing a seam and tearing off the whole roof are far apart in cost. These are the things that change the price the most. Financing is available through Service Finance Company, subject to credit approval.

Repair versus replacement
Resealing some seams or patching one spot runs much less than stripping and replacing the full membrane. We'll tell you straight which one your roof calls for.
Size and layers
A bigger roof uses more material and more hours. When several old layers have to come off, removal and hauling add to the total.
Condition of the decking
Wet or rotten boards must be swapped out before the new roofing goes down. Often this only shows once the old layers are off, so we show you the bad boards and ask before adding them.
Drainage corrections
When water pools because of low spots or drains that are too small, tapered insulation, crickets or new scuppers raise the cost but fix the cause.
Edges, walls and permits
Parapets, wall flashing and joints with a sloped roof take more time. A full replacement usually needs a permit, which we pull and list in the estimate.

Flat roofing questions

Something not covered here? (562) 600-9619

Can my flat roof be repaired, or does it need to be replaced?

That comes down to how much of the surface has worn out and whether the wood below is still dry. When the trouble is confined to a few seams or a single area, repairing it usually makes sense. When cracks run across the whole surface or soft spots turn up in several places, a new roof is generally the smarter spend. Either way, you'll see what we saw and understand the reason.

Is some standing water on a flat roof normal?

A shallow film that's gone within a day or two of rain is typical. Water that hangs around longer, or collects in the same place after every storm, tells you the drainage isn't working. It's worth correcting before it wears a hole in the surface.

Do you work on flat sections attached to a shingle or tile roof?

Yes. Plenty of homes have a low-slope garage, addition or patio cover joined to a sloped roof. We check both sides of that joint, because the leak often sits right at the transition. If the sloped part needs work as well, our tile roofing and asphalt shingle roofing pages describe it.

How long does a flat roof replacement take?

Most flat sections on homes take one to a few days, depending on their size, how many old layers there are and how much decking has to be swapped out. Your estimate comes with an expected schedule, and we'll tell you in advance if weather shifts it.

Can you help if my flat roof leaked after a storm?

Yes. We record the damage and the conditions around it, so you have a clear account for your insurance claim. We work directly with your claim and explain how it goes, and your adjuster decides what's covered.
